House Rules
The Board of Directors has approved the following house rules revision:
Pool Rules — A $200 fine will be immediately assessed for bringing glass objects into the pool area.
The Board of Directors have adopted revised House Rules for Colonnade on the Greens. Some of the changes are summarized below, however, you should read carefully the entire House Rules document as you are responsible for seeing that you, your tenants, and your guests adhere to the new Rules:
- Quiet hours have been changed to:
- 10:00 p.m. to 7:00 a.m. Sunday – Thursday nights.
- 12:00 Midnight to 7:00 a.m. Friday – Saturday nights. (Section A.1.f)
- During quiet hours, all passenger drop-offs and pick-ups will be at the front gate rather than the building lobby floors. Security will make exceptions for emergencies and medical reasons, i.e., a resident is physically unable to walk to the front gate. (Section A.1.h)
- Because of liability concerns, the Colonnade Manager will no longer retain courtesy apartment keys. This change was recommended by both the Association insurance agent and attorney. Owners will be notified to pick up any keys that are currently retained by the Colonnade Manager. (Section A.3)
- Window air conditions can be installed within the rules set out in Section B.2.e.
- Pool/spa regulations have been redefined to meet legal requirements. (Section D.2)
- The maximum number of guests in the pool, cabana and game room have been changed as follows:
- Cabana area, reserved parties - 25 (Section D.2.o)
- Game room, reserved parties - 40 (Section D.3.b)
- Pool area, if cabana is not reserved - 4 per apartment (D.2.a)
- The following provision is not new, but does need your attention. If you own a stall classified as "Compact", please note the size definitions.
Certain stalls classified as “Compact” stalls are identified in the Association Declaration (Section A.1.b.(i) and (ii)), and in Section E.2.h of the House Rules, along with the size definition of standard vehicles. Standard size vehicles currently registered in compact stalls will not be subject to removal, however, any new vehicle registered for a compact stall must meet the regulation size. In the case of stalls rented to others, it is the responsibility of the owner to make sure any cars occupying the stalls comply with the regulations.
